The Role
Provides customer service to corporate facilities and sites, including social housing, shelters, waste management, museums, libraries, transit, paramedic services, emergency services training and research centres, transportation, administration, children’s centers, and police buildings by ensuring cleanliness, safety, and accessibility and addressing concerns related to facility maintenance. Maintains facilities in good repair and to a high standard of cleanliness that ensures a safe, secure, and healthy community for tenants. Performs some custodial and minor maintenance duties to prevent the deterioration of buildings' appearance.
Duties/Responsibilities
- Performs general maintenance and repairs for building interior and exterior systems, including common rooms, corridors, tenant suites, elevators, hallways, public washrooms, and windows. Cleans and maintains common entrances to buildings.
- Ensures assets are maintained to divisional standards. Maintains daily activity records in a work management system.
- Performs minor repairs (e.g., aerators, wall patching, sanding, painting, caulking, baseboard repairs, minor door repairs, screens) and replaces common area and tenant light bulbs as required. Replaces ceiling tiles, cleans diffusers and light fixtures. Replaces air filters under supervision; changes cores, adjusts hinges and closers. Operates fire panels and completes life safety inspections.
- Responds to and reports vandalism and emergencies to management or designate. Reports problems with building systems, hardware, and/or fixtures to management or designate, and helps maintain tenant security by ensuring doors and locking systems function properly.
- Collects and removes garbage from building and common areas for scheduled curb side pick-up or placement in bulk containers. Coordinates recycling within the building. Routinely inspects building grounds for cleanliness, picking up litter and hazardous materials, and completes building and property reports as required.
- Maintains water softener equipment by ensuring salt/brine tank is full.
- Assists contractors with snow removal activities by shovelling, applying salt/sand mixture and/or ice melt to walkways, entrances, and exit doors as required.
- Performs and documents routine monitoring and inspections, including daily property walkthroughs and inspections (e.g., playgrounds, fire safety equipment, annual in-suite inspections). Assists in fire drills.
- Delivers building and occupant notices.
- Communicates and provides information to contractors. Inspects repairs performed by contractors to ensure work is carried out per contractual agreements and reports progress. Monitors to ensure service contracts and major repairs are completed. Contacts, escorts, and monitors contractors when on site. Communicates to management or designate regarding contract deficiencies.
- Assists with projects and takes action to ensure the overall safety and security of the property. Responds to daytime emergencies and urgent work (e.g., fire alarms, floods, odours).
- Inspects grounds and flowerbeds and completes light weeding and flowerbed maintenance.
- Submits lists of supplies and equipment required for building systems and upkeep for approval. Maintains stock and orders as required (e.g., snow melt, softener salt).
- Exchanges information with other divisional staff. Has daily contact with tenants and regular contact with members of the public, volunteers, contractors, and sales representatives during daily maintenance activities to exchange information.
- Performs related duties as assigned.
Knowledge, Skills, and Abilities
- Knowledge and skills in basic building maintenance techniques and administrative aspects of building management are acquired through a grade 12 education plus 2 years of related experience.
- Knowledge of and ability to comply with policies, procedures, and related legislation (e.g., health and safety, residential tenancy, fire code).
- Communication and human relations skills to interact, communicate, and exchange technical information with co-workers, suppliers, contractors, clients, and tenants, and participate as an effective team member.
- Ability to work independently under general supervision of an offsite supervisor.
- Computer skills with ability to use software such as Microsoft Office, a work order management system, the internet, and email.
- Must have a valid G driver’s license (or G2 with 3 years of driving experience) and acceptable driving record to operate corporate vehicle.
